Rent Collection
We act on behalf of our clients to ensure rents are paid in full and on time. We then remit these funds to our UK investors on the same day via BACS and by international payment to our overseas clients. Detailed statements are produced monthly. Tenants are instructed to set up a monthly bank standing order to ensure the historically low levels of arrears and defaults remain central to the gmc service. When they do happen, we have experience in dealing with any arrears and act quickly to prevent any potential issues. We are also committed to keeping clients and tenants informed of any legislative changes. We treat tenants fairly.
Inspections and Tenancy renewals
The gmc team will evaluate the overall condition of the property to ensure everything is in working order with both the interior and exterior and is in good condition. Although the industry norm is for the property to be inspected every 6 months, the difference with gmc is that we have excellent ongoing close tenant relationships right from the very beginning. We are in regular contact with all our tenants and we have long term clients who have been in situ for over 10 years. As a result, we have every opportunity to ensure all of our tenants are acting within the terms of the tenancy agreement and the properties are well looked after. Our proactiveness ensures any potential issues are detected early and before they could become a problem.
Tenancy Deposit Scheme
This scheme is run by My Deposits and it has two main functions: To protect deposits and to resolve any disputes with deposits. We will register all new tenants into the scheme and explain the benefits and provide the certificates. Our close management means we pride ourselves on returning tenants deposits in full 97.2% of the time.
Viewings and Inspections
The gmc team can take the stress away that comes with an empty investment property. As soon as we know a property is becoming vacant we establish what, if any works are required to ensure the property can be relet quickly. Where any refurbishment works are required, the gmc team are on hand to start those works immediately. We have historically very low void periods and high yields. The team arrange all appointments and show potential tenants round the property. We also deal with the application process which includes credit checks and full landlord and employment references.
Landlord Licensing Scheme
The licensing scheme ensures that licensed landlords meet all fire, electric and gas safety standards and for the properties to be in a good state of repair. GMC can deal with the application and legislation on your behalf and we can also arrange for properties to be accredited with the local Council which we recommend.
